Description: Navidi Architect provided architectural services for the tenant improvement of Admirals Coffee Roasters within an existing industrial warehouse building in Victoria, British Columbia.
The project transformed an existing warehouse unit into a specialized coffee roasting and production facility incorporating coffee roasting operations, brewing and beverage preparation areas, green bean storage, product display shelving, customer sampling space, and supporting service functions. The design carefully integrated the operational requirements of commercial roasting equipment, mechanical exhaust systems, food preparation areas, and customer-facing retail functions within the constraints of an existing industrial building.
Services included feasibility and code analysis, occupancy assessment, existing building evaluation, municipal coordination, building permit documentation, and multidisciplinary consultant coordination. Particular attention was given to life safety requirements, fire separations, ventilation strategies, occupant load analysis, and maintaining compliance with BCBC 2024 requirements while preserving the functionality of the existing warehouse environment.
The project demonstrates NAI’s expertise in adaptive reuse, industrial tenant improvements, and the integration of specialized manufacturing processes within existing buildings, balancing operational efficiency, regulatory compliance, and architectural design to support the client’s long-term business growth.
